Considerations for investing in property as a SMSF Trustee
Despite all of the hype and rhetoric around property investment 'advice and education' ~ there are essentially only three approaches to residential property acquisition that can be taken.

1. Find your own
|
Remember that the property you are purchasing is an investment into your Super Fund. There are considerations that you need to take into account that are completely different to buying your own home. As far as humanly possible you need to remove the emotion and focus on empirical data and research. It is extremely unlikely that the best medium to long term property investment for your SMSF is "just around the corner" from where you live.
Having said all that - if you feel confident in doing this, and are happy to invest the time and resources necessary to find an appropriate investment property, there is no reason at all that you can't do so. Any property that meets standard guidelines (as explained in our Consumer Guide) is acceptable.

| 2. Property Advisors |
There are a plethora of organisations who offer investment property education and 'advice'. A few of these also have empirical research models that support their recommendations and have demonstrable track records in property research & acquisition.
SMSF Loans has identified those providers who offer a free service around this education and research and who we believe are at best practise in their industry. These organisations are paid by the developer in the same way that a real estate agent is.

3. Buyer's Agent
|
A Property Buyer's Agent provides client's with access to new and established property around Australia. As a buyer's agent, they search, locate and negotiate property exclusively for home buyers and investors.
This is a bespoke model where the Agent works for the buyer and does not receive commissions from the developer or real estate agent. There is, therefore, a fee payable for this service.
